Property Loans in the South Pacific

Borrow Against Your South Pacific Property

GAP Equity Loans helps owners in Uvita, Dominical and Ojochal prepare a lender-ready private loan request. Your property is what qualifies you — no credit check, no income verification, no bank.

Loans from US$50,000 and up. Interest-only payments, terms from 6 months to 3 years, up to 50% of the property value with around 30% or less preferred. Nothing to pay up front.

Why Location Matters

Here the questions are about the land, not the building.

The Costa Ballena is the part of the Pacific coast that arrived late and is still arriving. The Costanera made it reachable, and the hills behind Uvita, Dominical and Ojochal filled up with ocean-view property at numbers that would look impossible three hours north.

Almost none of it is beachfront. The value is in the hills, and that changes what a lender looks at. Two properties with the same view can be worth very different amounts depending on the road, the water and how much of the lot can actually be built on.

A file from this region that answers those three things up front is a long way ahead of one that leads with photographs.

Location helps a file. It does not approve it. The loan amount, the title, the use of funds, the documents and the repayment plan still have to make sense.

Where GAP Lends Here

The the South Pacific areas private lenders focus on.

  • Uvita
  • Dominical
  • Ojochal

If your property is elsewhere in the region, send the details anyway. Every file is reviewed case by case.

What Gets Checked

Access, water and buildable area decide most of it.

The land itself

  • Whether the access is a registered right of way or a neighbour’s goodwill
  • The condition of the road, and what happens to it in the wettest months
  • How much of the lot is buildable once setbacks and slope are counted
  • Drainage and slippage on steep ground
  • The plano catastrado and whether the lot is properly segregated

Water and services

  • Where the water comes from — ASADA, a well, a spring or a shared system
  • Whether a water letter can be issued for the property
  • Electricity and internet, which a lot of buyers here depend on
  • How far the nearest town and hospital are
  • Municipal taxes paid up to date
Corporate Ownership

If the property is held in a company.

A great deal of Costa Rica property, especially foreign-owned property, sits inside an S.A. or an S.R.L. That is not a problem for a property-backed loan. GAP arranges loans against corporate-held property regularly.

What the file needs is the corporate side in order: the company documents, a clear picture of who owns the shares, the corporation tax paid up to date, and someone with the authority to sign on the company’s behalf.

One warning worth hearing before you restructure anything. Holding property in a company can suit a loan and suit your estate planning, and still work against you somewhere else. If you are planning to use that same property to apply for residency under the investor category, immigration looks at ownership differently, and a company is generally not the way you want it held. Talk to CRIE before you move a property into or out of a company, not after.

What Slows A File Down

The things that stall South Pacific requests.

Access nobody can prove

A road everyone has always used is not the same as a registered right of way. If the access is not in the registry, that has to be sorted out before anything else moves.

No water letter

Plenty of property here runs on a spring, a well or a shared system, and that is normal. What holds a file up is not being able to show what the property is actually entitled to.

A view lot that cannot be built on

Setbacks, slope and soil all cut into what is usable. A survey or a soil study is worth more here than another photograph of the view.

How To Start

Send the property and the amount you need.

That is enough to begin. GAP will tell you what the file still needs, organise the property, title, equity, use of funds and repayment plan into something a private lender can review, and be straight with you about whether the number works.

There is nothing to pay up front. Once the complete file is in and due diligence is finished, qualified loans can close within 10 business days.
