How much can a referral partner earn?
Referral compensation is based on GAP’s commission and applies only when an accepted referred loan closes and funds under GAP’s written referral terms.

Properties in more marketable areas are usually easier for private lenders to understand and review.
Reasonable Loan Amount
The requested amount should make sense compared with the estimated property value and risk profile.
Clear Use Of Funds
The borrower should have a practical reason for the loan, preferably tied to a property, business, construction, or project purpose.
Marketable Property
The property should be understandable, usable, accessible, and realistic to evaluate.
Realistic Numbers
The estimated value, requested loan amount, and repayment plan should be realistic.

Lower loan-to-value requests are usually easier to review. Some requests may be reviewed up to around 50 percent loan-to-value, but stronger files are often closer to 30 to 40 percent loan-to-value. Lower leverage does not guarantee approval or funding.

Referral eligibility and payment remain subject to GAP’s written referral terms, including rules for duplicate referrals and borrowers already known to GAP.
