Construction Loans in Costa Rica
GAP Equity Loans reviews private property-backed financing requests for construction, renovation, project completion, and selected development opportunities in Costa Rica. The proposed structure depends on the property, available equity, title, location, construction plan, budget, repayment plan, and exit strategy.
Construction, Renovation, and Completion Financing
- Construction financing for a planned home, rental property, commercial building, or other qualified project.
- Renovation financing for improvements that can strengthen the property’s usability, condition, and marketability.
- Completion financing for a partly finished project where the remaining work, budget, permits, and repayment plan are clear.
- Selected development-related opportunities where legal access, utilities, buildable area, infrastructure, marketability, and available equity support the request.
Construction financing is reviewed carefully because the completed work, budget, permits, contractor plan, property value, and repayment source all matter. GAP may request construction plans, permits where required, an itemized budget, contractor information, photographs, and evidence of the property’s current title and condition.

What GAP Reviews
GAP reviews the property, title, liens, location, marketability, current and completed value, loan purpose, construction plan, budget, repayment plan, and exit strategy. A complete, organized file helps GAP complete practical due diligence and prepare the request for the right financing review.
Closing Timing
Once the complete file is in and GAP due diligence is finished, qualified loans often close in about 10 business days. Timing can depend on property documents, legal work, banking, permits, construction information, and closing requirements.
Preparing a Construction Loan Request
To begin, provide the property location, requested loan amount, current property value, construction or renovation budget, project plans, available permits, recent photographs, title information, and a clear explanation of how the loan will be repaid. Lawsen Tellier, Director of Operations, can help explain what is most important first and what can be gathered as the file moves forward.
