Can Undeveloped Land Support a Property-Backed Financing Request in Costa Rica?

Undeveloped land may be considered for a property-backed financing request in Costa Rica when it is qualifying Costa Rica real estate. Whether a particular property is suitable depends on the individual property and file; land type alone does not answer that question. Requests start at US$50,000 and up, and terms are six months to three years. GAP Equity Loans provides professional handling throughout closing.

What matters when undeveloped land is proposed

The starting point is the property itself. Property-backed financing uses qualifying Costa Rica real estate, and the lender receives first-lien position. For an undeveloped-land request, the useful question is not whether all land qualifies, but whether the specific property and file provide the information needed for review.

Traditional banks can involve strict requirements and lengthy processes. A property-backed financing request instead remains focused on the real estate and the supporting information requested for that individual file. No credit score is requested.

Supporting information for the individual property file

Supporting information may include title information, lien details, planos, tax records, and proof of income, depending on the individual property and file. These items are not a universal checklist: the information requested can differ from one property file to another.

Clear, organized information helps keep the conversation centered on the actual property. It also avoids assumptions based on a property description alone. Planos may be relevant to an undeveloped property, but GAP does not state that any single document is required for every request.

Request amounts and available terms

Requests start at US$50,000 and up. GAP has no published maximum request amount. For requests over US$1 million, additional property and file documents may be requested. This gives owners a clear point for discussing a request without suggesting that every property will be handled in the same way.

Terms are six months to three years. The relevant term and request details belong to the specific property and file. Where the requested information is complete and the file qualifies, qualified files can close in about 10 days.

Existing liens and first-lien position

An existing lien needs direct attention because the lender must receive first-lien position. If a property has an existing lien, it must be paid off before closing or as part of the financing at closing. In either case, the lender must receive first-lien position.

That wording applies to undeveloped land just as it does to other qualifying Costa Rica real estate. It gives the owner a practical issue to raise early, alongside the available title information, lien details, planos, tax records, and other supporting information that may be requested.
