Central Valley property is the easiest in the country to value.
A private lender is not only looking at your property today. They are thinking about what happens if repayment does not go to plan, and whether the property could be sold in a reasonable time at a sensible number.
That is where the Central Valley is strong. There are more comparable sales here than anywhere else in Costa Rica, buyers are looking all year rather than in a season, and the hospitals, schools, offices and the airport are all close. A valuation here is easier to support, and an exit is easier to picture.
What that usually buys you is a smoother, faster review. It does not mean a bigger loan. The loan-to-value limits are the same wherever the property is.
Location helps a file. It does not approve it. The loan amount, the title, the use of funds, the documents and the repayment plan still have to make sense.
The Central Valley districts private lenders focus on.

If your property is somewhere else in the Central Valley, send the details anyway. Every file is reviewed case by case, and a strong request in a quieter district can still work.
Houses and condominiums are reviewed differently.
Houses and lots
- Clean title in the registry, and who exactly holds it
- The plano catastrado, and whether the lot has been properly segregated
- Any mortgage, lien, annotation or claim — disclosed early
- Municipal taxes paid up to date
- Access, and whether the road in is public or a right of way
Condominiums and gated communities
- Whether the unit is independently titled as a finca filial
- Condominium fees current, with nothing outstanding
- The condominium rules, and anything that limits a sale or a transfer
- How the building is run and what condition it is in
- What is included — parking, storage, furniture
If the property is held in a company.
A great deal of Central Valley property, especially foreign-owned property, sits inside a Costa Rica corporation — an S.A. or an S.R.L. That is not a problem for a property-backed loan. GAP arranges loans against corporate-held property regularly.
What the file needs is the corporate side in order: the company documents, a clear picture of who owns the shares, the corporation tax paid up to date, and someone with the authority to sign on the company’s behalf.
One warning worth hearing before you restructure anything. Holding property in a company can suit a loan and suit your estate planning, and still work against you somewhere else. If you are planning to use that same property to apply for residency under the investor category, immigration looks at ownership differently, and a company is generally not the way you want it held. Talk to CRIE before you move a property into or out of a company, not after.
The things that stall Central Valley requests.
An undisclosed lien
An existing mortgage or annotation does not stop a file. Finding out about it late does. Every lender GAP works with must end up in first position, so anything already registered has to be dealt with at closing.
Taxes not current
Municipal tax and, for company-held property, the corporation tax. Both are quick to fix and both hold up a closing when they are not done.
An optimistic value
Asking prices in Escazú and Santa Ana are not the same as closing prices. The loan is sized against what the property is worth, not what it is listed at.
Send the property and the amount you need.
That is enough to begin. GAP will tell you what the file still needs, organise the property, title, equity, use of funds and repayment plan into something a private lender can review, and be straight with you about whether the number works.
There is nothing to pay up front. Once the complete file is in and due diligence is finished, qualified loans can close within 10 business days.
