Location helps a file. It does not approve it. The loan amount, the title, the use of funds, the documents and the repayment plan still have to make sense.

Access, water and buildable area decide most of it.
The land itself
- Whether the access is a registered right of way or a neighbour’s goodwill
- The condition of the road, and what happens to it in the wettest months
- How much of the lot is buildable once setbacks and slope are counted
- Drainage and slippage on steep ground
- The plano catastrado and whether the lot is properly segregated
Water and services
- Where the water comes from — ASADA, a well, a spring or a shared system
- Whether a water letter can be issued for the property
- Electricity and internet, which a lot of buyers here depend on
- How far the nearest town and hospital are
- Municipal taxes paid up to date
If the property is held in a company.
A great deal of Costa Rica property, especially foreign-owned property, sits inside an S.A. or an S.R.L. That is not a problem for a property-backed loan. GAP arranges loans against corporate-held property regularly.
What the file needs is the corporate side in order: the company documents, a clear picture of who owns the shares, the corporation tax paid up to date, and someone with the authority to sign on the company’s behalf.
One warning worth hearing before you restructure anything. Holding property in a company can suit a loan and suit your estate planning, and still work against you somewhere else. If you are planning to use that same property to apply for residency under the investor category, immigration looks at ownership differently, and a company is generally not the way you want it held. Talk to CRIE before you move a property into or out of a company, not after.
The things that stall South Pacific requests.
Access nobody can prove
A road everyone has always used is not the same as a registered right of way. If the access is not in the registry, that has to be sorted out before anything else moves.
No water letter
Plenty of property here runs on a spring, a well or a shared system, and that is normal. What holds a file up is not being able to show what the property is actually entitled to.
A view lot that cannot be built on
Setbacks, slope and soil all cut into what is usable. A survey or a soil study is worth more here than another photograph of the view.
