Default interest, late fees and the acceleration clause — what a late payment on a private property loan in Costa Rica really triggers, and what to do first.

Emergency Loans in Costa Rica: What Is Realistic
People search for emergency loans in Costa Rica for real reasons — a deal that has to close on a date, a legal deadline, a business obligation that cannot wait for a bank. It is worth being clear about what this kind of financing can and cannot do, because the honest answer will save some readers a great deal of time.

The honest limitation first
This is not consumer credit and it is not a same-day product. Every loan we do is secured by registered property, and securing a loan against property involves a title search, an independent appraisal, a notary and a registration. Those steps have a floor on how fast they can be done properly.
So if the need is a few thousand dollars by Friday, this is the wrong tool and we will tell you so rather than string you along. We do not do unsecured personal loans, consumer credit, vehicle financing or small amounts. Our minimum is $50,000 and the security is always property.
What it is genuinely good for
Weeks, not months. That is the real comparison — not against a credit card, but against a bank, where a foreign owner without permanent residency often cannot get an answer at all, and where the answer that does come takes months.
Situations where it works:
- A purchase with a hard closing date that the seller will not extend.
- A tax, legal or regulatory deadline with a real financial consequence attached.
- An obligation that must be met before an asset can be sold — clearing a lien, settling an estate, resolving a dispute.
- A business payment that cannot slip, repaid from receivables or a season.
- Bridging a sale that is agreed but not closed.

What actually determines the speed
Not urgency. Paperwork. Three things decide whether your file moves in weeks or stalls:
The folio number. If the property is registered and you can give us the folio, the title search starts immediately. If it is held by possession with no folio, there is nothing to register a lien against and the answer is no.
Corporate books. If the property is held by a Costa Rican company, out-of-date books are the single most common cause of delay we see. Getting them current before you apply can save weeks.
A named repayment source. Sale, refinance, incoming capital or business cash flow. This is not a formality — it is the question that decides whether the file is approvable at all. An urgent need with no answer to how the principal comes back is not an emergency loan, it is a bigger emergency later.
What to send us today
Four things, and we can tell you the same day whether this is viable: the folio number, roughly what the property is worth, the amount you need, and how you plan to repay it.
Terms are 9% to 16% annually, six months to three years, up to 50% of appraised value with most files between 30% and 40%, and closing costs around 8%. Residency is not required.
If it fits, we will move quickly. If it does not, you will hear that today rather than in three weeks, which in an urgent situation is worth almost as much.

Four things let us give you a real answer instead of a brochure: the folio number of the property, roughly what it is worth, how much you need, and how you plan to pay it back. With that we can tell you straight away whether the file works and in what range, at no cost.
And if it does not fit, we will say so. We would rather save you the time.
