One of the most common frustrations foreign property owners face in Costa Rica is being turned away by banks because they lack local credit history. Major Costa Rica banks base their lending decisions largely on Costa Rican credit scores, local employment records, and residency status. If you have none of those, you are effectively invisible to the banking system, regardless of how much real estate you own.

- The property must be located in Costa Rica with a registered title in the National Property Registry
- The title must be free of liens, encumbrances, or legal disputes
- The property must have legal road access (even a dirt road with legal easement)
- Maritime zone properties (within 50 meters of the high-tide line) cannot be mortgaged and do not qualify
- The requested loan amount must be within 50% of the independently appraised value
- You must be the registered owner of the property or an authorized representative of the owning entity
That’s the list. No residency requirement, no income verification, no credit pull.
