Why Location Matters

Close to San José, and that is what makes it sell.

The Central Pacific is the beach the capital can reach in an afternoon. Since Route 27 opened, Jacó and Herradura sit inside a comfortable drive of San José, and that does something no other coast in the country manages. It gives a property two buyer pools instead of one.

For a lender that matters more than the view. A property that appeals to Costa Rican weekend buyers as well as foreign buyers is a property that can be sold in a reasonable time, and that question sits behind every valuation.

Manuel Antonio adds the tourism side. Rental income is real here, and a property with a genuine earnings history is far easier to underwrite than one with a story about what it could earn.

Location helps a file. It does not approve it. The loan amount, the title, the use of funds, the documents and the repayment plan still have to make sense.

What Gets Checked

Condominiums and rental property are reviewed differently from houses.

Condominiums and rental units

  • Whether the unit is independently titled as a finca filial
  • Condominium fees current, with nothing outstanding
  • Rental history, and who manages the property
  • What the salt air has done to the building
  • Whether the reserve fund is in reasonable shape

Houses, lots and hillside property

  • Clean title in the registry and the plano catastrado
  • Access, and whether the road in is public or a right of way
  • Water, and whether a letter can be issued for it
  • How much of a steep lot can actually be built on
  • Municipal taxes paid up to date
Corporate Ownership

If the property is held in a company.

A great deal of Costa Rica property, especially foreign-owned property, sits inside an S.A. or an S.R.L. That is not a problem for a property-backed loan. GAP arranges loans against corporate-held property regularly.

What the file needs is the corporate side in order: the company documents, a clear picture of who owns the shares, the corporation tax paid up to date, and someone with the authority to sign on the company’s behalf.

One warning worth hearing before you restructure anything. Holding property in a company can suit a loan and suit your estate planning, and still work against you somewhere else. If you are planning to use that same property to apply for residency under the investor category, immigration looks at ownership differently, and a company is generally not the way you want it held. Talk to CRIE before you move a property into or out of a company, not after.

What Slows A File Down

The first strip of coast is not ordinary titled property. If any part of the property sits in the maritime zone, say so at the start, because it changes what a private lender is able to do with it.

Rental income with nothing behind it

If the loan is going to be repaid out of rental income, a lender wants to see what the property has actually earned. A projection is not the same thing.

An undisclosed lien

An existing mortgage or annotation does not stop a file, but finding out late does. Every lender GAP works with must end up in first position.

How To Start

Send the property and the amount you need.

That is enough to begin. GAP will tell you what the file still needs, organise the property, title, equity, use of funds and repayment plan into something a private lender can review, and be straight with you about whether the number works.

There is nothing to pay up front. Once the complete file is in and due diligence is finished, qualified loans can close within 10 business days.
