Guanacaste is the most internationally traded property market in Costa Rica, and the reason is an hour of flying time. A buyer in Denver or Toronto can land at Liberia and be standing on the property the same morning, which keeps demand steady in a way the rest of the coast cannot match.
For a lender that means comparable sales exist, values can be supported, and an exit is easier to picture. It is the strongest beach collateral in the country.
It is also the region where the single most important question is not about the house. Near the sand, a lender needs to know whether the land is titled or held under concession, because the two are not the same asset.
Location helps a file. It does not approve it. The loan amount, the title, the use of funds, the documents and the repayment plan still have to make sense.

Title, water and marketability, in that order.
Title and what you actually own
- Whether the property is titled or held under a concession, and on what terms
- How much of the concession period is left, if that is what it is
- Any mortgage, lien or annotation already registered
- Corporate ownership, and who has authority to sign
- Condominium or resort rules that limit a sale or transfer
Water, services and marketability
- Whether the local ASADA will issue a water letter
- Supply in the area, which is tighter in some districts than others
- Access, and the condition of the road in during the green season
- Rental history and who manages the property
- Association or resort fees, and what they cover
If the property is held in a company.
A great deal of Costa Rica property, especially foreign-owned property, sits inside an S.A. or an S.R.L. That is not a problem for a property-backed loan. GAP arranges loans against corporate-held property regularly.
What the file needs is the corporate side in order: the company documents, a clear picture of who owns the shares, the corporation tax paid up to date, and someone with the authority to sign on the company’s behalf.
One warning worth hearing before you restructure anything. Holding property in a company can suit a loan and suit your estate planning, and still work against you somewhere else. If you are planning to use that same property to apply for residency under the investor category, immigration looks at ownership differently, and a company is generally not the way you want it held. Talk to CRIE before you move a property into or out of a company, not after.
The things that stall Guanacaste requests.
Concession described loosely
Concession property can be perfectly good to own and can still be lent against. What it cannot survive is being described vaguely. Get the terms and the remaining period in writing early.
No water letter
Water is the question that decides deals on this coast. If the property cannot show what it is entitled to, the file stops there.
An asking-price valuation
Guanacaste asking prices and Guanacaste closing prices are not the same. The loan is sized against what the property is worth, not what it is listed at.
Send the property and the amount you need.
