What Counts as a Property Improvement?

Loan Amounts and Terms
GAP Equity Loans structures property improvement loans with loan amounts from $50,000 to $3,000,000 USD, a loan-to-value up to 50% of your property’s current appraised value, interest rates of 12% to 16% per year (fixed), and loan terms of 6 months to 3 years. Payments are monthly interest-only with the principal returned at loan maturity. Prepayment terms, including any applicable penalty, are discussed with you directly before closing.
Who Qualifies?
To access a property improvement loan through GAP Equity Loans, you need a titled Costa Rica property registered in the Registro Nacional, enough equity in the property so that the desired loan amount does not exceed 50% of the appraised value, and a clear title with no unresolved liens or legal disputes.
You do not need Costa Rican residency, a local credit history, or a local bank account. Foreign nationals and expats are eligible on identical terms to Costa Rican residents.
The Process
Most property improvement loans close in 7 to 10 business days. You start with a consultation to discuss your project and property, followed by an independent appraisal to establish current value. GAP then presents a written term sheet, a Costa Rican attorney prepares the mortgage deed, documents are executed before a notary, and proceeds are transferred after registration in the Registro Nacional.
