Waiting for Money to Arrive? Short-Term Bridge Loans in Costa Rica
Sometimes the money is there. It just is not here yet. A home sale abroad has not closed, an inheritance is going through probate, a retirement account transfer is taking weeks, or a business payment is due next quarter. Meanwhile, you have a bill, a purchase or an opportunity in Costa Rica that cannot wait. A bridge, not a burden
This kind of loan is designed for exactly one job: getting you from today to the day your funds land. You borrow against your Costa Rican property, use the money now, and repay the loan in full when the expected money arrives.

Be realistic about timing
The expected money is your exit, so be honest about when it will really arrive. Estates, foreign sales and account transfers can all take longer than planned. Choose a term with room to spare. Early repayment carries a penalty, explained during loan review, so matching the term to a realistic date matters in both directions.
Think about what happens if the money arrives in pieces rather than all at once. You can plan to keep paying the monthly interest until the full amount lands, then repay the principal. Talk this through with GAP at the start so the term fits.
It also helps to bring evidence of the expected funds to your first conversation, such as the sale contract, the estate paperwork or the transfer request. It makes the plan clear and can speed up the review.

Nothing to pay up front
Standard GAP loans have no borrower costs before closing: no valuation or legal review charges up front. The loan fees, meaning legal fees and GAP’s loan origination fee, are deducted from the loan at closing. The amount depends on the loan.
Things to know
- The property must be titled and registered in the National Registry. Beach concession property does not qualify.
- If the property already has a mortgage, it is paid off at or before closing so the new loan is in first position.
- Titled land can qualify, on stricter terms than a finished home.
