Crypto Mortgage in Costa Rica: Borrowing as a Crypto Holder
A crypto mortgage in Costa Rica usually means one of two things: a loan secured by cryptocurrency, or a property loan for someone whose wealth is largely in crypto. GAP Equity Loans focuses on property-backed loans secured by Costa Rica real estate, and GAP is open to cryptocurrency for all of its loans. How crypto fits into each loan is discussed and agreed between the lender and the borrower.
This guide explains how property-backed loans can work for crypto holders, what lenders review, and the risks to plan for. It is general information, not legal, tax, or financial advice.
What People Mean by a Crypto Mortgage
Online, “crypto mortgage” can describe very different products. Some platforms lend against digital assets alone. A property-backed loan is different: the security is titled Costa Rica real estate, recorded with the lender in first-lien position. For crypto holders, that structure can be simpler to understand, because the loan is tied to a property that can be valued and reviewed.
Why Crypto Holders Look at Property-Backed Loans
- They own Costa Rica property and need funds for a purchase, a renovation, or a business
- Their income or wealth is held mostly in digital assets rather than a local bank account
- They want a lender that does not require a credit score
- They are not Costa Rican residents and find bank requirements hard to meet

What Lenders Review
The property. GAP determines the property value used for loan-to-value, with input and acceptance from the lender. Around 30% loan-to-value or less is preferred, and 50% is the maximum for the standard product.
The source of funds. People and companies that lend in an organized, habitual way must register with SUGEF for anti-money-laundering purposes. If crypto is involved, expect to document where it came from with wallet, exchange, and conversion records.
The repayment plan. Payments are interest-only, and the principal is due at maturity, so lenders want to understand how the loan will be repaid, including any role crypto plays.
Standard Loan Terms
- Loans start at US$50,000, with added paperwork and due diligence above US$1 million.
- Terms run from six months to three years.
- No credit score is required, and borrowers of any nationality can apply.
- There are no costs to pay before closing; loan fees are deducted from the proceeds at closing.
- Existing liens are paid off before or at closing so the lender holds first-lien position.

The Legal Background
Under the Organic Law of the Central Bank of Costa Rica, the legal means of payment consists of the notes and coins issued by the Central Bank, so cryptocurrency is not legal tender. In a 2023 opinion, Costa Rica’s Attorney General’s Office noted that crypto assets and their service providers were not regulated in the country at the time. Ask your attorney how current rules apply to your loan.
Risks to Plan For
- Price swings: crypto can lose value quickly, but the loan balance stays the same.
- The principal is due at maturity: plan when and how you would convert crypto if you need it to repay.
- Your property is the security: if the loan is not repaid, a lender can enforce the mortgage through the courts, which can lead to a court auction.
- Early repayment: paying off early carries a penalty that depends on the lender.

How Fast Can It Close?
Banks set their own requirements, which can make bank loans harder for newcomers, and bank loans can take many months, if not longer, to close. GAP closes loans within 10 business days once the required documents are complete. If you are exploring a crypto mortgage in Costa Rica, prepare your property documents and crypto records together to keep the timeline short.
