  • Broker input or relevant market information

A private lender may request additional support if the property is unusual, unfinished, remote, difficult to access, or otherwise difficult to evaluate.

What Private Lenders May Review Alongside Value

Property value is important, but it is only one part of the complete file. A private lender may also review:

  • Property location, access, condition, and marketability
  • Ownership, title, and available signing authority

A property may have substantial value and still not support a particular request if the title is unclear, access is uncertain, existing obligations cannot be addressed, documents are incomplete, or the repayment plan is weak.

Title and Existing Obligations Matter
